Kings Square (Stage 1 and 2)

The construction of Kings Square 2 has officially finished having achieved practical completion in April 2015.

Kings Square 2 is in the first stage of the redevelopment of the old Perth Entertainment Centre (PEC) site being undertaken by Seven Entertainment in partnership with Leighton Properties. The 13-storey development comprises approx 18,400m² Office and 850m² of Ground Floor Retail, Basement Car Park and end-of trip-facilities.

The site is located within the new sub-division that has been created from the PEC site, which is integral to the City Link project, a major urban regeneration project being undertaken by the State Government.

The project has been designed in accordance with the Property Council of Australia’s A-Grade Commercial Office standard to achieve a 5 Star Green Star Design and As-Built rating and LEED Silver rating.

The building has been purchased by Dexus Property Group with the office component fully leased to Shell Australia as their new Corporate Headquarters. All ground floor retail tenancies have also been fully leased.

Being the first completed development in the precinct, the project has set the benchmark for architectural design, occupant and pedestrian amenity and environmental sustainability.

The building has been designed in response to the MRA’s Built Form Design Guidelines. The contemporary built-form and aesthetics provide a significant and positive contribution to the streetscape of Wellington Street and to the public open space network of the site. The architectural expression of the building is defined by its rectilinear form, response to environmental control and articulation of the façade elements. The building is clad in a curtain wall using highly transparent glass. Sunshading devices are applied as required to control solar access.

Kings Square has been designed to respond to different contextual conditions. A 3-storey podium frame is expressed at the base of the building, providing a ‘human scale’ and a contextual ‘fit’ with the existing buildings on Wellington Street. Where the podium meets the tower form, two outdoor terraces have been provided to create a sense of connection with both the street and the public open space to the north.

The commercial office levels and facade have been designed to maximise daylight penetration and views, whilst also responding to environmental conditions such as solar heat gain and glare. The rooftop level also features 2 outdoor terraces to the north as well as a terrace to the south-east, capturing views of the Perth CBD.
